COVID-19 Notes

Hello neighbors. We hope you are staying safe and adapting to our new circumstances. Herriman & Associates and the Turnberry Association Board have been paying close attention to Governor Whitmer’s Executive Orders. Here are some updates and relevant information: 

  • Management: Herriman is running with a reduced staff on site and responding as needed. The Board is meeting via video conference. As you can imagine, there is a lot to discuss. 
  • Lawncare: Landscaping services are now able to resume in Michigan. Executive Property will take the necessary precautions while fulfilling their contract. Our first lawn cutting and Spring Cleanup should occur the week of May 4th. The irrigation system will be inspected and turned on later in the month. 
  • Exterior Painting/Concrete Work: Due to likely pandemic-related challenges and budget modifications, there may be a delay in painting and concrete work this year. We will notify you as we have information. 
  • Decks: Last summer Herriman sent out letters to co-owners regarding the upkeep of decks. According to our bylaws “No unsightly condition shall be maintained on any patio, porch or deck…” and “Each Co-owner shall maintain his or her Unit and any Limited Common Elements appurtenant thereto for which he or she has maintenance responsibility….“ If you need more time to complete your repair/refinishing due to the coronavirus circumstances, please contact Herriman to discuss your plan.

Annual Meeting Followup

Thank you to those of you that attended the March meeting. As always, it was great to see you all in person and hear your concerns directly. We hope you were pleased with our new location, and the working microphone! Since the meeting, the Board has met with Herriman to review and prioritize the topics from the meeting including:

  • Owner-tended gardens; mulch application; landscaping plan
  • Road repair/crackfill for Ailsa Craig service drives
  • Parking signage (Ailsa Craig)
  • Fencing guidelines
  • Management communications; mail hard copies of policies/documents 
  • Survey regarding contractors

At the meeting, we heard a few issues with communication through Herriman, and concerns that went unaddressed earlier in the year. There is a portion of the Board meeting designated for co-owners’ concerns. If you would like to address the Board directly, contact Herriman to get on the agenda.  

If you are new to Turnberry Village since March 2019, and we didn’t get a chance to meet you at the Annual Meeting, please contact Herriman. The Board would like to send you a welcome card!

Dryer Vent Cleaning 

At the Annual Meeting co-owners were presented with an opportunity to sign up for a group discount on dryer vent cleaning service. Clean & Green has offered a $45/home cost if we have at least 25 units. They offer a no-entry / no-contact service, cleaning the vents from the outside of your home. We would like to extend the offer to those who could not attend the meeting as well. If you are interested contact Herriman and ask them to add you to the list. Deadline for signup is June 1st, 2020. Please provide your address, phone and email. Once we have the completed list, we will contact you with the estimated date of service (June or July). Once the service is complete, an invoice will be mailed or left at your door. 

 

Spring Safety Tips

Spring means more time outdoors, so here are a few tips to keep our Village safe and secure:

  • Do not place potted plants or ornaments on the walkways. These need to be kept free to avoid tripping hazards.
  • Place your trash and recycling bins carefully, and collect them in a timely manner on Monday to avoid blocking traffic or sightlines. (Also be sure to place your receptacles facing the street, and at least 3 feet apart, as required by Waste Management.)
  • For your safety and security, be sure your porch and garage lights are on at night, especially if your lights are manually controlled and not set by a sensor. Ask Herriman to replace your bulbs if needed.
  • As the weather warms we are spending more time out and about, so please be sure to drive slowly, watch for children, bikes and pets.

 

!! Fire Hazards

As Spring also brings more of us out to our decks and patios, please be aware of these Ann Arbor Fire Department Code Requirements:

  • The fire code prohibits the following, in relation to outdoor cooking and grilling: 
    • Charcoal burners and other open-flame cooking devices shall not be operated on combustible balconies or within 10 feet of combustible construction. 
    • Propane and other LPG gas burners with a liquid capacity greater than 2.5 pounds shall not be located on combustible balconies or with 10 feet of combustible construction. 
  • Portable outdoor fireplaces/fire pits must … not be operated within 15 feet of a structure or combustible materials. Recreational fires must not create a smoke violation or nuisance to neighbors.

Don’t Invite Rodents

Feeding wildlife can result in rodent infestations. Several of our neighbors have reported mice or other pests in their homes in recent months. We can all help by not attracting the pests in the first place. Consider removing your birdfeeders, and be diligent in cleaning up after your dogs and outdoor cats, since their droppings can be attractive to some pests. 

 

Common Elements

Please do not get carried away with sprucing up your space and hang any decorations, baskets, birdfeeders, etc. in Common Areas. Remember your Limited Common Space includes your Porch and back deck/patio area. Our bylaws limit “Common Elements storage of supplies, materials, personal property or trash or refuse of any kind…” and state “No Co-owner shall … place any ornamental materials upon the Common Elements…”

 

 

KNOW YOUR BYLAWS

All co-owners should be familiar with the Turnberry Village bylaws. The board recognizes this is not always top-of-mind, so here are some relevant excerpts relating to this newsletter:

  • Section 6. Aesthetics. The Common Elements storage of supplies, materials, personal property or trash or refuse of any kind, except as provided in duly adopted rules and regulations of the Association. Garage doors shall be kept closed at all times except as may be reasonably necessary to gain access to or from any garage. No unsightly condition shall be maintained on any patio, porch or deck and only furniture and equipment consistent with the normal and reasonable use of such areas shall be permitted to remain there during seasons when such areas are reasonably in use and no furniture or equipment of any kind shall be stored thereon during seasons when such areas are not reasonably in use except picnic tables and furniture of a nature which cannot reasonably be stored elsewhere.

    Trash receptacles shall be maintained in areas designated therefor at all times and shall not be permitted to remain elsewhere on the Common Elements except for such short periods of time as may be reasonably necessary to permit periodic collection of trash.

    The Common Elements shall not be used in any way for the drying, shaking, or airing of rugs or other fabrics. In general, no activity shall be carried on nor condition maintained by a Co-owner, either in his or her Unit or upon the Common Elements, which is detrimental to the appearance of the Condominium.

 

  • Section 8. Advertising. No signs or other advertising devices of any kind shall be displayed which are visible from the exterior of a Unit or on the Common Elements, including “For Sale” signs,… 
  • Section 11. Landscaping. No Co-owner shall perform any landscaping or plant any trees, shrubs or flowers or place any ornamental materials upon the Common Elements without the prior written approval of the Association.
