Our Manager
The Turnberry Village Condominium Association contracts with KS Management to handle the day to day operations, maintenance requests, policy compliance and notifications, contractors for lawn and snow removal services, etc. Co-owners can log in to the online portal to set up payments, review accounts, or complete a maintenance request form for repairs or other requests. Board of Directors
Our Board of Directors is comprised of five co-owners who volunteer their time to serve their neighbors in managing, maintaining and improving the Turnberry community. They meet monthly to review the financial reports, review/approve modification requests, select contractor proposals, and work with the management company to maintain the appearance and functionality of the Village.
All co-owners are welcome to address the board directly at the monthly meetings. The board currently meets on the second Thursday of each month. If you are interested in serving as a board member, contact KS Management to let them know.
Annual Meetings
Annual Meetings are open to all co-owners and held each March. These important meetings allow the board to bring everyone up to speed on any decisions made over the past year, financial issues, maintenance plans, management or policy changes, etc. Elections are also held for the Board of Directors. The meetings are also a great opportunity to meet your neighbors and talk directly to the board and management company.
We must meet a quorum (minimum required attendance) in order to have a valid meeting so co-owners’ attendance is requested. Our quorum is 35% (32 co-owners). If you are unable to attend, please be sure to submit your ballot or complete your proxy form to assign your voting authority to a board member or neighbor who will attend in your place. The proxy forms will be mailed with the meeting invitation several weeks prior to the meeting. For more information please contact our management company.

HOA Fees
Our monthly association fees are based on our expected operating expenses and future costs as detailed on our reserve study. Operating expenses are budgeted to help maintain and improve our property and include landscaping, water & sewer, maintenance, community management and administration. A portion of the fees are transferred to the reserve fund which is used for large-scale projects and improvements that are expected to happen in the future such as exterior painting, roof replacement, asphalt pavement, concrete repair, and masonry. The reserve fund may also cover unexpected costs such as a burst sewer pipe or legal fees. While HOA fees are kept as low as possible to finance the above, they are raised periodically to keep up with inflation and costs of goods and services.
Day-to-Day Details
Trash & Recycling
Trash and recycling is collected on Monday mornings. The trash and recycling bins must be placed 3 feet apart in order for the trucks to pick them up. Please be careful not to block sightlines and to retrieve your bins in a timely manner. Bins should be stored out of sight in your garage.
Lawn Maintenance
A lawn maintenance crew works from Spring through early Fall. They are responsible for all mowing, raking and trimming in the common elements as needed. They also apply mulch and weed front garden beds, edge lawns, and trim shrubs. A Spring and Fall cleanup occur each year, removing fallen leaves and branches. Additional services are contracted as needed such as tree trimming, removal or replacements, and turf restoration. Colors for Exterior Paint/Decks
The association is responsible for maintaining the exterior of the buildings. The buildings are repainted or touched up on a regular basis, typically on a 3-year rotation. If, however, you have reason to touch up or repaint any part of your exterior, (e.g.: you replace an exterior door and need to touch up around the frame, or you replace a window and need to match the trim) please use the following approved colors.
There are two exterior paint colors based on Sherwin Williams SuperPaint Satin:
Siding: SW6149 “Relaxed Khaki”
Trim, Fascia, Sofit, Garage Door, & Entry Door: LV12214
Please note: This is a custom color mix.

If you prefer to get your paint at Home Depot (on Carpenter Road), you can ask for the “Herriman/Turnberry” colors and they will have them on file.
Decks are the responsibility of the co-owner. To keep our neighborhood at it’s best, co-owners are expected to refinish their wood decks every 2-4 years as needed to maintain a standard of appearance. Please choose a color from the board-approved selection.
Approved deck colors:
- Dark Brown: Behr Wood Chip SC111
- Medium Brown: Behr Chatham Fog SC-154
- Light Khaki (same as exterior trim color): Sherwin Williams custom color LV12214 (or color match at Home Depot)
- Extra Light Khaki (same as exterior siding color): Sherwin Williams Relaxed Khaki (or color match at Home Depot)
Co-owners may apply transparent, semi-transparent or solid colors. Be sure to properly clean and prepare the decks before applying new coating and use deck-specific products that will hold up to the weather and wear.
