This newsletter provides some updates on those items and new information. Please take the time to review and understand what is happening in our community…  


More Food Trucks!

Our neighbor Dyan in the Turnberry subdivision has arranged for food trucks several months this summer. On the first Saturday of July there was Dos Amigos Tacos and Kona Shaved Ice. So tasty!

  •   D’Vine Cookies & Dough (Cookies/Desserts w/Gluten Free & Vegan options)

2021 Exterior Painting

Buildings 6-9 will be painted this summer, starting Thursday, July 8. Next summer, buildings 10-13 will be painted. Then, based on recommendations from our management company and the reserve study review, we will then wait 2-3 years before beginning the cycle again with Buildings 1-5. In the meantime, if you notice specific paint issues on your unit or building, please put in a maintenance request with Herriman.

For those of you that were not able to attend the Annual Meeting in May, please note that the slide presentation from the meeting is available on myturnberry.com in the news post about the 2021 meeting. It is worth a read because it includes:

Priorities Poll Results

According to the multiple survey responses we received, the top 3 priorities are Landscaping, Maintenance and Concrete. 

The board is addressing these issues by:

  1. Landscaping (Lawn care, trees, shrubs, etc.)
    1. Replacing our lawncare vendor (was Executive Property, now Vitale’s Landscape Services).
    2. Approving spending for landscape improvements including turf restoration, dead-wooding the conifer trees, replacing timber and some edging, etc.
  2. Maintenance (response, quality, or completion)
    1. Continuing with the current paint and wood repair cycle for ‘21/’22
    2. Beginning a monthly maintenance site walkthrough for on-site review and repairs. 
    3. Reviewing the Open Maintenance Project Report with management in our board meetings.
  3. Concrete (sidewalks and driveways)
    1. Reviewing and marking concrete for repair with consultation from civil engineers in tandem with the reserve study.
    2. Scheduling the majority of concrete work to be done this year for cost efficiency, within our budget.

The board has been focusing primarily on these issues since the poll results were collected in late February. The next highest priorities will be addressed as time allows:

  1. (Tie) Snow Removal / Communications
  2. (Tie) Owner-Tended Garden Policy / Outdoor Lighting
  3. Masonry

Reserve Study Update

Our previous reserve study was completed in 2017. Studies should be updated every 4-5 years, so we contracted a local firm for a 2021 study.  A reserve study provides:

  • full professional site review, with comments  
  • projection of required financial expenditures over 20 yrs
  • recommended condo owner’s fees needed to finance future capital expenses
  • prioritized plan for improvements within the community

The 2021 Reserve Study draft has been reviewed and revised. It is in the final stage of completion.  The study will be shared on request once it is complete.    


Dryer Vent Cleaning

In May we sent an email that included a note about sign up for Clean & Green dryer vent cleaning. Since more than 10 co-owners signed up, we should receive the discounted rate of $50 per unit. If you signed up, your contact info will be provided to Clean & Green and service will be scheduled for July or August. More info will be provided by email as we receive it.


Welcome our New Manager 

Dan Herriman has been our interim community association manager since September 2020. As the President & CEO of Herriman & Associates, he stepped in when our previous manager could not provide the service we required. The board is grateful for the time, effort and care for the past several months, helping to get us back on track after such a trying year. Over the next several weeks we will be transitioning to our new manager at Herriman & Associates. Tiffany Snadon has several years experience in property management. She recently joined the Herriman team and is eager to serve our community.
