Annual Meeting Followup
Thank you to those who attended the annual meeting in March. The board enjoyed getting to meet our new neighbors, introducing our new property management company, and hearing directly from many of you. Since the meeting, the board has met with Herriman to review our notes and follow up on the items discussed in the annual meeting including the following:
- If you would like to participate in the committee to pursue a sound barrier by the highway, please contact David Chaundry (at Herriman) to let us know.
- Several co-owners had questions about maintenance responsibilities. In response the board is including a maintenance matrix handout for easy reference. We will also post it to the myturnberry website for future availability.
[You can download the document here: Turnberry-Maint-Matrix-2019] - Several co-owners mentioned issues with mice over the winter. The maintenance crew will inspect the buildings for any visible entrances each year in the fall. If you experience critter-related issues in the meantime, please contact Herriman.
- The board is gathering standardized estimates for vendors for lawncare, irrigation, road repair, roofing, and concrete work. These will be reviewed and scheduled as the budget allows. And as you’ll have noticed, the trees have recently been trimmed!
- The board is consulting on deck colors to narrow down an approved palette and will provide a new policy as soon as possible. In the meantime, please limit your colors to earthtones such as dark brown, or khaki, and avoid bright oranges, reds, etc.
- Also in response to some comments at the annual meeting, the board will review our policies throughout the year, including Parking, and Renters policies. We will be sure to inform you as each is approved or revised.
Spring Safety Tips

Spring means more time outdoors, so here are a few tips to keep our Village safe and secure:
- For your safety and security, be sure your porch and garage lights are on at night, especially if your lights are manually controlled and not set by a sensor. Ask Herriman to replace your bulbs if needed.
- People are spending more time out and about, so please be sure to drive slowly, watch for children, bikes and pets.
- Do not place potted plants or ornaments on the walkways. These need to be kept free to avoid tripping hazards.
- Place your trash and recycling bins carefully to avoid blocking traffic or sightlines.
Paint Colors at Home Depot
You can now go in to Home Depot and ask for the “Herriman/Turnberry colors” and they will have the two exterior colors on file. They have been matched to the previous Sherwin Williams colors.
As a reminder, if you are replacing a door, a window, or anything that does require you to touch up the trim color, be sure to first send a Modification Request to Herriman for the board to review and approve, prior to starting your project. Also, please check carefully which color you have selected. Some garage doors appear to be repainted with the lighter color by mistake.

Trash Do’s & Don’ts
- Don’t use your neighbors trash can without permission!
- Place your bins mindfully to avoid blocking traffic or sightlines.
- Place your bins 3 feet apart for pickup.
- Retrieve your bins in a timely fashion.
- Store your bins out of sight in your garage.
Pets
Please look out for your pets and your neighbors:
- Be sure to clean up after your pet. No one wants to find your surprise later! ;- )
- No pets should be outdoors unattended, including dogs on a lead or cats wandering around doing their cat thing.
Water Bills
Our water is not free. We pay our collective water bills out of our monthly association fees. We’ve noticed some buildings have had a disproportionately high water bill lately. If the bills continue to rise, we will need to raise our fees.
- Please be mindful and limit your water use when possible.
- Check for running toilets or sinks and have them repaired ASAP.
