Hello Neighbors! Phew, it’s been a busy year so far! Apologies for missing our Spring newsletter with a recap of our annual meeting. You can find the meeting presentation and other updates on our website: myturnberry.com/news.

Please take the time to peruse the notes below and understand what is happening in our community. Be sure that KS Management has your up-to-date email address on file for any time sensitive updates. 


New Community Manager: JaVonte Tubbs

In May 2024 there was yet another manager shift at KS, as is apparently common within the industry lately. KS’ practice of keeping notes and tracking projects in the online and other tools has paid off and this transition was the smoothest yet. We were assigned a very helpful temporary manager while a new manager was brought up to speed. Our new community association manager, JaVonte Tubbs, has been doing a wonderful job of vendor-wrangling and following up on our long list of projects, quotes, and work orders.  Progress is being made and the list is getting shorter! He has been a great communicator and has built trust quickly with the board. We look forward to continuing our work with him. 

Again, the board acknowledges that there is often a slower response during these transition periods and we thank you for your patience while we get back up to speed. If you are continuing to experience long delays in communications, please let us know.

Alberta Spruce Removals

As many of you know, the Alberta Spruce plantings on the front corners of the garages have been part of the Turnberry Village landscape for many years.  They have outgrown their space and have become a nuisance to several co-owners. Eventually we will need to replace them all, but this year we are focusing on the ones that have died or overgrown to the point of obscuring the address signs/garage doors. 

We have worked with KS and Canopy Landscaping/Lodi Farms to determine their replacement plantings, based on the unit’s sun exposure.  15-20 units will be addressed this summer, hopefully by the end of August. If you are on the list and have filed an Owner-Tended Garden Form, you will be contacted to give you the opportunity to elect to replace the planting on your own, in line with the OTG guidelines. 


Masonry Repairs

Some high-priority masonry repairs will begin August 15, weather permitting. The rest of the mortar repairs will be addressed after that is complete. While there are some portions of brick exteriors that have gone unrepaired for a while, please note that the brick and mortar is primarily aesthetic and not structural. We will complete the repairs (aesthetics are important too!) but we want to vet the vendor and be assured of the quality of work before working on all the remaining buildings. If you have any specific concern about the tuckpointing/brick repair needed on your building, please contact KS so we can address repairs in order of priority. 


Exterior Washing – Buildings #1 – 6

Our last paint cycle was completed in 2021-2023. We are planning to have half of the buildings soft-washed this summer to keep up the appearance and prevent damage. In the meantime, if you notice flaking paint, trim damage, or siding issues on your building, please put in a maintenance request. Cleaning will start around August 30. 


Deck Repairs and Refinishing

Please remember that co-owners are responsible for the repair and replacement needed for our back decks and patios. If your deck is in need of repair or refinishing — e.g.: broken steps, loose railings, rotted wood, or worn stain/paint — please be sure to complete those repairs while the weather is still favorable this year. You can find a list of approved paint and stain colors at myturnberry.com/info. If your deck falls into disrepair, you will receive a violation notice and possibly fined. 


Dryer Vent Cleaning – Sign Up

Clean & Green provided vent cleaning for the past three years. If we get at least 20 units signed up the cost will be $60 per unit. 

There is no obligation, this is just a recommended service and discount. You can sign up to receive the group rate by going to myturnberry.com/vents and filling out the form by August 31, 2024.  Service will be scheduled for September.



Lease Agreements

For co-owners who lease their units:  Article VI, Section 2 of our bylaws state:

“A Co-owner…desiring to rent or lease a Unit, shall disclose that fact in writing to the Association at least ten (10) days before presenting a lease form to a potential lessee and…shall supply the Association with a copy of the exact lease form for its review for its compliance with the Condominium Documents.” 

If you have not provided a copy of your current lease agreement, please send it to KS Management as soon as possible. Also consider asking your tenant to supply contact info to KS Management, for use in case of emergency.


 

Lawn Signs

As we head into election season , we would like to take this opportunity to remind everyone about the sign restrictions within the community.  According to the By Laws (Article VI Restrictions, Section 8 Signs):

Section 8:  No signs or other advertising devices of any kind shall be displayed which are visible from the exterior of a unit or on the Common Element, including  “For Sale” signs, during the construction and Sales Period, and, subsequent thereto, only with written permission from the Association.

Although some of these rules seem small in nature, they do affect the overall aesthetics and harmony within the community between neighbors.  Thank you in advance for your compliance.


The Bench Experiment

In response to a co-owner’s request, we have placed a bench near the south entrance. The location of the bench may move a bit as we work to determine the best placement.  We hope the seat will give all co-owners and visitors a place to rest on their walks around the neighborhood or while getting their mail, and chat with other passersby. Please help keep the area surrounding the bench free from clutter and if you are out with your dogs, please be sure to clean up after them. If this bench works well, we may add more in the future. 


Insurance Reminder

Last year, after heavy rains, a few units required basement leak repairs.. In the event of a leak from the exterior, the Association is responsible for repair and restoration only up to the original state of the building, which were unfinished basements. Please keep an eye on the condition of your basement walls, be sure your insurance is up-to-date and your coverage is adequate. (See bylaws Article IV for full details.) 


Seeking Volunteers

Extroverts wanted: Are you looking for ways to meet your neighbors? Are you interested in coordinating any community events? Cookouts, dog meet and greets, plant swaps, book swaps, etc. If you have ideas and would like to set up something social, please email the board or manager and let us know!


In Memoriam: Cooper 

Cooper crossed the rainbow bridge on July 6th.  He was an 11 year-old Bichon & Shih Tzu mix. Cooper was a friendly, loving, and well-known ambassador of the TVC community, often seen walking along with his owner, Lori Rowe. We will miss him. ❤️
