Hi Neighbors.

We understand that there may be some confusion during this time of management transition. This note is intended to help clear some of this up. You will be receiving further communications from KS Managment regarding the new payment setup, 2023 budget and fees, and the 2023 year end financials.

In late November 2022, the board made a decision to leave Herriman after yet another manager left the company and Herriman was unable to provide an acceptable level of service. Ideally we would have waited and transitioned in the Spring to avoid having to deal with changing HOA payments and budgets at the end of the year, but unfortunately we could not wait and the board made our decision to go with KS Management. 

KS Management did send an email without an attachments on Monday. They fixed the bug and resent the next day with the full letter, including details regarding December and January payments. One of the reasons we selected KS is because of their online portal for communications and payment options, so we hope it will become a very useful tool for all of our co-owners and the board. 

Yes, the HOA fee will be going up, based on our 2021 reserve study’s projected expenditures and current inflation rates, as well as our compelling need to improve management and landscaping services. The board approved our 2023 budget in November. KS will be sending out the full budget mailing this week with more details and explanations. We will be revisiting the reserve study projections every year while the inflation rates are high to make sure we are on track to avoid any additional assessments, but also keeping the rates as low as possible.

Late fees for payment errors will be waived during this transition period, as we know there are payments and account changes that can cause payments to fall through the cracks.  Continued late payments will be considered on a case-by-case basis.

Again, we apologize for any confusion so far. We are trying our best to stay on track with communications via email, mail, and website and the new KS portal during this complicated time at the end of the year.

Please bear with us as we go through yet another transition. It has been a frustrating year on many fronts, but we are hopeful that KS Management will offer our community a level of service that we had not received in a long while.
