Hello Neighbors!  Please take the time to peruse the notes below and understand what is happening in our community. Be sure that Herriman has your up-to-date contact information on file for any time-sensitive updates. 


Community Management – New Manager

It has been a rough couple years on the management front. Our previous manager Tiffany Snadon officially left her position at Herriman & Associates in early July. Dan Herriman (owner) again filled in for a couple months, before a new manager was hired and assigned to Turnberry in August: Paul Bedich.

These management transitions take time.  Please be patient as we work with Paul to get up to speed on the past history and current needs of our community and as we find a new flow of communication. In the meantime, if you have concerns that your messages are not getting to our manager or Herriman, please email the board.


Project Updates

Village Circle Road Repair:

Nagle Paving will be repairing the cracks and drainage issues down the middle of Village Circle, around to the south entrance. By repairing the center of the road, we will be able to get several more years of use out of the road before we have to have it completely replaced. (See Reserve Study for details.) This repair is expected to begin Friday, September 23, and be completed over the course of 2-4 business days. This will likely cause disruption to traffic flow during that time. The new pavement will not be driveable while it cures.  Updates are communicated via flyers on the mailboxes, the A-frame sign by the entrance,  and by email from Herriman. Please be sure Herriman has your contact info on file. 

Masonry Repair:

As you have seen, this project got off to a slow start. Like many contractors, A&J Stone is experiencing high turnover and staffing issues. There are few masonry contractors available and it was difficult to even get a company to bid on the project. This project and (the road repair), are being managed by a third party civil engineering company, so we are confident that it will ultimately be completed in line with the project specifications. Please be patient while we work with A&J as best we can to complete the repairs. 

Exterior Painting – Buildings #10 – 13:

U&S Companies painted the final 3 buildings in our 3-year cycle May/June this year. The painting also included the four wooden street signs and a maintenance shed. However, with the transition between managers occurring in June,  the final review and followup was not completed. Recently a board member and our new manager did a site review with the U&S manager and determined there were a few items that needed to be addressed before we could call the project complete. It is possible that painters may need to access the exterior of your unit to complete the project. We will update as information is provided. 


Last Food Truck of 2022!

All summer Dyan Ali in the Turnberry neighborhood  has arranged for food trucks at Turnberry Park.  October is our last chance to support these local entrepreneurs, visit with our neighbors, and eat yummy food! Mark your calendars…

Dryer Vent Cleaning – Update

Expected service date: Wednesday, September 28 October 19, 2022

[UPDATE: The dryer vent cleaning date has been rescheduled.]

Thank you to everyone who has signed up for Clean & Green Vent Cleaning this year. The list of names and addresses has been provided to the company and the service will be provided this month.. Typically Tim or another provider comes through and does all the units on the list and leaves an invoice. Invoices can be paid by phone or mail. There was no obligation to take part in this service, this is just a recommended service for our units and we are able to get a discount as a group. 

If you have any other recommended service providers, please let us know by emailing board@myturnberry.com and we will share this information with other co-owners in our next newsletter and our March Annual Meeting.


Reminder: Trash Day and General Cleanup

Our trash and recycling bins are picked up on Mondays. Please be sure your lids are closed and on windy days, do not put your bins out too early so they don’t get knocked over and make a mess. When you are returning your bins to your garage, please take the time to look around and pick up any loose litter around your unit that may have escaped from the bins. Thank you!


Deck Repairs & Other Violations

If you received a letter in July citing violations of our community bylaws, such as the need to repair or refinish your deck, be sure to schedule your contractor or begin the project yourself soon!

Co-owners are responsible for the repair and replacement needed for our back decks and patios, and it gets much harder to keep the deck dry and clear for this type of project as we head toward Autumn. You can find a list of approved paint and stain colors at myturnberry.com/info.

Please note: Fines will be assessed if your violation is not addressed.

**Important** Some time-sensitive communications from Herriman & Associates or from the Board of Directors are communicated through emails. Please be sure that Herriman has your up-to-date contact information on file. 


Lease Forms

For co-owners who lease their units: Please supply a new copy of your lease to Herriman by Dec 1, 2022. During the course of the ransomware attack late last year, these files were encrypted and are now unrecoverable. Please also consider asking your tenant to supply contact info to Herriman, for use in case of emergency. 


Are you new to Turnberry Village? 

New to the neighborhood or new to condominium living, here are some basic things you need to know…

Communications: Newsletters are sent out by mail and/or email 2-3 times a year. Time-sensitive updates, general information, forms, and newsletter content is also posted on our website myturnberry.com.

Modification Requests: If you plan to make any modification to the exterior of your unit, from installing a doorbell camera to replacing your windows, you must file a modification request form for board/management approval. These forms can be found on the Herriman website. Please include detailed information and specifications for a quick review.

Bylaws & Policies: All co-owners should be familiar with the Turnberry Village bylaws and policies, but, of course,  this is not always top-of-mind. In each newsletter we include an important excerpt from the bylaws. Know Your Bylaws 

Excerpt from Deck & Patio Aesthetics Policy:

Common Elements include General and Limited Common Elements, which are defined by the Associations Master Deed. Porches and decks/patios/privacy areas are limited common elements. 

Seasonal items such as grills and deck/patio furniture may remain on the rear deck/patio/ landscaped privacy area, may remain year round. Seasonal items such as snow shovels, calcium chloride and other approved ice melting products may remain on front porches during the snow removal season [Nov 31 – April 15th]…

Items for storage, such as deck and patio boxes, to be used on porches, patios, decks and landscaped privacy areas must first be submitted for approval to the board of directors… 

The following standards shall apply and enhance  the statements of Article VI, Section 6 of the Association By-laws: 

“The Common Elements shall not be used for storage of supplies, materials, personal property or trash or refuse of any kind ” Supplies, materials and personal property shall include but not be limited to: gardening tools and materials such as shovels, rakes, hoses, brooms, dirt, compost, mulch; cleaning tools and materials such as brooms, shovels, snow removal tools, calcium chloride, salt; exercise equipment such as weights, bicycles, etc.; baby equipment, such as strollers, play pens, car seats, etc. ; trash, trash receptacles and recycling receptacles and bins; building supplies and materials, such as wood, tools, siding, etc.; any other items that would reasonably be considered storage items or storable items when not in use.
