Hello Neighbors! We look forward to seeing more of you out and about as the season warms up. Please take the time to peruse the notes below and understand what is happening in our community. Be sure that Herriman has your up-to-date contact information on file for any time sensitive updates.

Annual Meeting
It was great to see so many of you at our virtual Annual Meeting on March 1st. You can find a copy of the board’s presentation in this News post:

Here is a brief summary:
- Bonnie Bonifield was introduced as a new board member, replacing Sean Messenger when he stepped down as Treasurer in September.
- Tiffany Snadon, our community manager since last July, and Dan Herriman, president of Herriman and Associates, were present.
- The board presented a recap of the past year which included:
- New landscape and snow removal company: Vitale’s Landscaping
- Completion of major concrete repairs and some landscaping improvements, as a result of our 2021 Priorities Poll
- Completed reserve study (PDF copy available on request)
- Dan Herriman explained ramifications of a ransomware attack on Herriman and Associates that occurred at the end of 2021
- Looking ahead in 2022, the board is focusing on these areas:
- Masonry — major repairs where needed
- Roads — repairs to asphalt
- Painting — buildings #10-13 will complete the 3-year paint cycle
- Concrete — minor repairs if needed
- Lawn care — focus on turf restoration and care
- Trees — removals, deadwood, treatment
- Janette Hyde, Vice President, and Chris Adams, Director, were re-elected to continue their service on the board.

Road & Masonry Repairs
Heads up: This year we are focusing on road and brick repairs. We are in the process of having an engineer create specs and collect quotes. The timing of the repair work is yet to be determined. This will include disruption to traffic flow. Some communication will be sent via email so please be sure Heriman has your contact info on file.

Exterior Painting – Buildings #10 – 13
Last summer, buildings 6-9 were painted. This summer, buildings 10-13 will have the wood trim repaired and exterior fully painted, including doors and garage doors. This will complete our 3-year cycle. We will then have 2-3 years of as-needed paint and repairs before we need to begin the cycle again. In the meantime, if you notice specific paint issues on your unit or building, please put in a maintenance request with Herriman: herriman.net/forms/maintenance-request/

2022 Food Trucks
Our neighbor Dyan Ali has done it again! She has arranged six months of food truckery for the Turnberry neighborhood. The trucks will set up in front of Turnberry Park once a month. We get to support these local entrepreneurs, visit with our neighbors, and eat yummy food! Mark your calendars…

Garden News
A) Zoom Meeting for Garden Policy Discussion
Over the years, some co-owners who like to garden have taken responsibility for the garden beds in front of their units. These gardens are technically common areas belonging to the Association, and when our landscaping crews come through, they do not have an easy way to see which garden beds are their responsibility and which are not. A new policy has been drafted to help resolve these issues, and naturally it brings with it questions and concerns, such as common guidelines and expectations.
If you would like to participate in this discussion, please send an email to board@myturnberry.com providing your name and address/unit number. We will send you the Zoom invitation one week prior to the meeting. (Date is TBD, but we’re aiming for May 16 or 18, 6:00pm. Let us know which date works best for you.)
B) Gardening Volunteers Wanted
Last year Janette Hyde (TVCA Board Vice President) invited community members to help plant flowers at the south entrance. We’d like to do it again this year, as well as improve the planting along Ailsa Craig. If you are interested in participating, please email janette @ myturnberry.com and provide your name and phone number so she can contact you when it is time to plant! We’re hoping for May 16, but may have to reschedule due to rain.

Dryer Vent Cleaning – Sign Up
Clean & Green provided vent cleaning for the past two years. If we can get at least 20 units signed up the cost will be $50 per unit.
There is no obligation, this is just a recommended service and discount. You can sign up to receive the group rate by going to myturnberry.com/vents and filling out the form by June 30, 2022. Service will be scheduled for September.

Reminder: Trash Day and General Cleanup
Our trash and recycling bins are picked up on Monday mornings. Especially on windy days, please be sure your lids are closed and do not put your bins out too early so they don’t get knocked over and make a mess.
On Monday evenings, when you are returning your bins to your garage to tuck them out of sight, please take the time to look around and pick up any loose litter around your unit that may have escaped from the bins. Thank you!

Deck Repairs – Heads up for Spring
Please remember that co-owners are responsible for the repair and replacement needed for our back decks and patios. If your deck is in need of repair or refinishing — e.g.: broken steps, loose railings, rotted wood, or worn stain/paint — please prepare to make those repairs this Spring or Summer. You can find a list of approved paint and stain colors at myturnberry.com/info. After the annual Spring Walkthrough by management and the board, you may receive a notice with a deadline for those mandatory repairs.
Contact Info & Lease Forms
**Important** Some time-sensitive communications from Herriman & Associates or from the Board of Directors are communicated through emails. Please be sure that Herriman has your up-to-date contact information on file.
For co-owners who lease their units: Please supply a new copy of your lease to Herriman by May 31, 2022. During the course of the ransomware attack, these files were encrypted and are now unrecoverable. Please also consider asking your tenant to supply contact info to Herriman, for use in case of emergency. Contact Tiffany at Herriman to request this form.

Know Your Bylaws
All co-owners should be familiar with the Turnberry Village bylaws, but, of course, this is not always top-of-mind. If you would like to read further, you can find a PDF copy of the Master Deed and Bylaws on our website: https://myturnberry.com/documents-forms/
Excerpt from Deck & Patio Aesthetics Policy:
Common Elements include General and Limited Common Elements, which are defined by the Associations Master Deed. Porches and decks/patios/privacy areas are limited common elements.
Seasonal items such as grills and deck/patio furniture may remain on the rear deck/patio/ landscaped privacy area, may remain year round. Seasonal items such as snow shovels, calcium chloride and other approved ice melting products may remain on front porches during the snow removal season [Nov 31 – April 15th]…
Items for storage, such as deck and patio boxes, to be used on porches, patios, decks and landscaped privacy areas must first be submitted for approval to the board of directors…
The following standards shall apply and enhance the statements of Article VI, Section 6 of the Association By-laws:
“The Common Elements shall not be used for storage of supplies, materials, personal property or trash or refuse of any kind ” Supplies, materials and personal property shall include but not be limited to: gardening tools and materials such as shovels, rakes, hoses, brooms, dirt, compost, mulch; cleaning tools and materials such as brooms, shovels, snow removal tools, calcium chloride, salt; exercise equipment such as weights, bicycles, etc.; baby equipment, such as strollers, play pens, car seats, etc. ; trash, trash receptacles and recycling receptacles and bins; building supplies and materials, such as wood, tools, siding, etc.; any other items that would reasonably be considered storage items or storable items when not in use.
