Final Food Trucks of 2021

Last food truck of the year… Costumes encouraged!
Saturday, Oct. 30, 4:30p – 7:30p at Turnberry Park:

- D’Vine Cookies & Dough (Cookies/Desserts w/Gluten Free & Vegan options)
Concrete Repair 2021 – In Progress

Concrete work is underway. The board has consulted with Herriman and our reserve study provider (Engineering Technologies) to compile a full scope of work for 2021 based on safety and quality. Our approach is to address as many of the issues as possible with our 2020/21 budget so we do not have to disrupt the neighborhood with ongoing concrete work. This means we focused on high priorities, not replacing full drives or walkways unless it was necessary. This allows us to focus on other issues like masonry next year.
2021 Exterior Painting – Completed

Buildings 6-9 were completed this summer. Overall we were satisfied with the work done and any complaints were resolved. If you were in these buildings and experienced any issues with the paint job that have not been resolved, please contact Herriman to let them know. If you are in other buildings and notice specific paint issues on your unit or building, please put in a maintenance request with Herriman. Next summer buildings 10-13 will be painted. Then we will take a 2-3 year break before we start the building cycle again.
Trash Day & General Cleanup

Sundays are trash pickup days. On Mondays, when you are returning your bins to your garage to tuck them out of sight, please take the time to look around and pick up any loose litter that may have been left by the trucks when dumping the bins, or around your unit. Thank you!
Reserve Study – Completed

We have a new 2021 reserve study completed by Engineering Technologies Corporation. This is a complicated time due to quickly rising inflation, which makes forecasting expenses and fees difficult. For this reason, we expect to have the study reviewed or revised again within the next 5 years. The reserve study provides:
- full professional site review, with comments
- projection of required financial expenditures over 20 yrs
- recommended condo owner’s fees needed to finance future capital expenses
- prioritized plan for improvements within the community
The Board will use this study in conjunction with the financial review of the current and previous year to create a budget for 2022. This will also inform our HOA fees as our income is from the fees and the reserve study forecasts our spending needs for the next year and beyond. A PDF copy of the reserve study will be available on the myturnberry.com website.

Heads up:
HOA Fees Increase in 2022
As we have said in our annual meetings, we expect to raise the monthly HOA fees to keep up with inflation and costs of goods and services. The board is in the process of creating a budget for 2022 and determining the new fee. We had been aiming for a 3-5% increase each year, however, as we have said above inflation is rising quickly this year. We will mail out the budget, YTD report, and new fee by December 2021, and send an email communication as well. If you are not already on the Turnberry Village email list, please be sure to contact Herriman and provide your email address.

Dryer Vent Cleaning – Completed
Dryer vent cleaning for those who signed up was completed in September. If you have received an invoice but have not yet paid it, please call Clean & Green directly to pay by phone, or contact Lori Rowe. If you did not take advantage of the group rate this year, we will plan to provide sign up again next year at our Annual Meeting. Or you can call any time to set up your own appointment.
Seasonal Decorations

We appreciate your engagement in the holiday spirit, however we do ask that co-owners put up their holiday décor no earlier than a month before the holiday and take them down no later than two weeks afterward.
Decks Repairs

Please remember that co-owners are responsible for the repair and replacement needed for our decks and patios. If your deck is in need of repair for items such as but not limited to broken steps, broken\loose railings, rotted wood, and paint please prepare to receive notice to have a deadline for those mandatory repairs in Spring of 2022.
