Management Update

As you all know, this year has presented new challenges in all facets of life, including condo management.
Our lawncare started later than usual and some of our vendors were unable to provide the same service and/or response times. The Board has been working with Herriman and Associates since early Spring to assess, quote, and plan further concrete work, but has experienced a series of setbacks. Throughout the summer the Board also experienced delays and miscommunications with our designated manager, and we have since been working directly with Dan Herriman (head of Herriman and Associates) to get our projects back on track.
Thank you for your patience as we continue our efforts to advocate for quality services, repair lawn issues, respond to co-owner comments, and plan for future projects.
Communications

We understand there may also have been some communications issues between our co-owners and Herriman. All communication will ideally be through our management company so they can track and respond to requests and concerns. However, if you are not getting the response you require, and you would like to send an email directly to the board you can email board@myturnberry.com. Be assured we will
read each email, and respond as quickly we are able.
Our newsletters are currently distributed via mail and on our website myturnberry.com. We’d like to reduce the delivery time as well as the costs for printing and postage. If you would like to receive your newsletter by email – instead of a printed copy in the mail – please contact Herriman to let them know and make sure they have your name, unit number, and email address.
Our budget planning for next year is in process. The new budget will be approved by December, 2020. You will then receive a mailing with the 2021 budget information.
More Food Trucks! Plus costumes!

FRIDAY, OCTOBER 30, 2020 AT 4:00pm – 7:00pm
We are at it again! This time in costume!!! (optional)
Neighbors come on out for a hot dog and hot beverage. Two trucks: Petey Donuts is coming back with a hot cider and Hot chocolate! Detroit Franks is coming back too. We would love to see the kiddos in costume (and .. ahem you too) out and about on Friday October 30th. This is NOT to take the place of Halloween. Yet, the kids get to wear their costume twice.
Social distancing and masking is requested. Hope to see you there!!
Winterization

Remember, from each October 1st through April 15th of the following year, all vacated units within the community must be winterized. Precautions include:
- Keep your thermostat set at 55-60 degrees.
- Drain toilets of water and keep faucets open to prevent pressure buildup.
- Keep cupboards open to allow warmer air to circulate around the plumbing.
- Turn off the water in your unit.
- Unplug all appliances to prevent fire hazards.
- Close fireplace damper to prevent animals and rain from entering.
- Store your vehicle inside your garage so snow removal is not inhibited.
- Have a neighbor or friend check in occasionally.

Condo Insurance

Recently one of our coowners had an unfortunate situation involving a leak in their basement. The Association was responsible for repairing the leak and cleaning up damage, but restoring only to the original state of the unit, and all units were originally built with an unfinished basement. So we’d like to remind all of our neighbors that your condo insurance is meant to cover other items like replacing carpet or furniture or other belongings.
Please be sure you have the condo insurance you need to cover this and similar situations.
Ask your insurance agent if you need an additional ‘endorsement’ to cover the cost of finishing your basement to the condition prior to the situation that caused the damage.

NEW! Owner Tended Garden Policy – For Review & Comments

Attached is a draft of the new proposed policy for Owner Tended Gardens. Please review and provide comments via Herriman by 30 days from mailing.
Please note: We are starting from our current state, so if you have a garden that you have been tending up to this point, we are not asking you to revise or remove items to retroactively fit the new guidelines.
Our primary goals are to:
- establish a foundation for garden care moving forward that provides some aesthetic consistency and shared understanding of “common areas”
- allow those who wish to participate in tending a garden adjacent to their unit to clearly mark their garden, alerting the landscape crew to steer clear
We need to hear from you gardeners! Please provide comments, consent and/or concerns. We intend to have the final policy approved and in effect by Spring 2021.
